FAQ

Q. How do I find out what homes are available for rent?
A. You may check our listings online or we will fax a list to you.

Q. How much is the deposit?
A. A minimum deposit of one month’s rent is required.

Q. How long will the lease Agreement be?
A. In most cases, the Lease Agreement is for twelve months..

Q. What bills am I responsible for when renting one of your homes?
A. You will be responsible for paying the rent before the fifth of the month. You will also be responsible for all utility bills, and in some cases the landscaping.

Q. Are pets allowed in your home?
A. Pets are allowed in most of our homes. A pet refundable pet deposit will usually be required. A pet’s breed and size will also be considered.

Q. I’ve seen the perfect home and am ready to rent. What do I do next?
A. If the home is currently available, you may e-mail or call our office at 407-322-4446 to schedule an appointment to view the home.

Q. I’ve seen the inside of the property, and I’d like to rent it. What’s next?
A. Call or e-mail us and fax us the credit application located on this website. You will be asked to provide the $100.00 application fee and the security deposit with the application.

Current Tenants

Q. When is the rent due?
A. Rent payments are due on the 1st of every month. A grace period is given until the end of the business day on the 3rd. Late fees are accrued thereafter.

Q. I need a repair. What should I do?
A. Fill out the online service request or call our office and our repair coordinator will be contacted. Please review your lease for details about repair charges.

Q. My lease is up soon. What now?
A. You will receive a renewal in the mail. If you wish to renew your lease, simply sign and return the form. If you do not wish to renew your lease, please contact our office to schedule a walk thru.

Q. I’m ready to move. What do I need to do?
A. We need a written statement of your intent to vacate at least 30 days prior to your departure. You can e-mail or fax this to our office. If your lease is still current, you will be charged for breaking the lease, and you will still be responsible for the rent until a new tenant is found for the home. You will also be charged a leasing fee when we find a new tenant. Your security deposit will be held until the new tenant has moved in.
